Wide porches or rooftop decks: Choose your vibe in a Daybreak suburb

Perhaps the most aesthetically charming suburb in Utah, Daybreak is a master-planned community of designer homes. Planners broke ground in 2004 with ideas that harkened back to a simpler time — yes, block parties are encouraged.

Today, the neighborhoods feature homes with large front porches to encourage conversation, parks to keep you playing outdoors and miles and miles of trails for exploring. There’s even a local library and a private lake stocked with trout and bigmouth bass. Daybreak also has an urban flair, with townhomes set amongst boutiques, cafes and a concert stage.

Location

Daybreak is located in South Jordan, just minutes from I-15. Commuting to Salt Lake City or Silicon Slopes takes about 30 minutes. If you prefer to work or relax on the drive, hop on public transport at the nearby Trax stations. Several elementary schools, a middle school and high school are all close by, as are three major grocery stores and scores of restaurants. Theaters and museums are within a couple of miles, as well.

Home prices

Home prices fluctuate, but as of November 2022 the overall median listing price in the Daybreak neighborhood was $570,600, according to realtor.com. Individually, home prices range from about $250,000 to over $1 million. Median prices vary by the type of home.

Demographics

There are nearly 74,000 residents among the more than 23,000 Daybreak homes, according to the U.S. Census Bureau. While the median age is 33, there are senior-only neighborhoods as well. SpringHouse Village and Garden Park have single-level homes and amenities exclusively for adults 55 and older.

The 4,000-acre suburb includes a mix of neighborhoods. Current housing options include single-family homes, townhomes and condos with varied nearby amenities, including five community pools.

  • Cascade Village: townhomes, twin homes and single-family homes near a ribbon of canals and lakelets
  • Highland Park Village: single-family homes and townhomes near a community pool, public park and cafe
  • Lake Village/The Island: townhomes and single-family homes on the shore of Oquirrh Lake
  • North Station: townhomes near Trax station, schools and parks
  • South Station: condos and townhomes near Trax station, cafe, library and U of U health center
  • SpringHouse Village: maintenance-free single-family homes near a seniors-only pool and clubhouse

Unique styles

The first homes, in Founders Village and Eastlake Village, feature architecture akin to homes in the Avenues in Salt Lake City, albeit much more colorful. Now, there are also sleek, urban townhomes and condos, with rooftop decks and front yard terraces.
