Where to build new homes in Utah

Searching for an empty lot for your dream home? Look no further than new-build friendly Utah. The state issued over 40,000 residential building permits in 2021, with some cities handing them out like Halloween candy. So where are all these cities with empty lots and good infrastructure? Here’s our list of five, well eight, cities in Utah that are ready for you to build up, move in and settle down.

St. George

The city of St. George has been growing for decades but there’s still room for more. With warm winters and hot summers, the southwest corner of Utah appeals to hikers, tennis players, mountain bikers and anyone who doesn't want to shovel snow. Plus, the neighbors are very cool. St. George is close to Zion National Park and Bryce Canyon National Park and a two-hour drive to Las Vegas. But if St. George is too metropolitan for you, look at the nearby city of Washington, which is also growing fast.

Saratoga Springs

In the year 2000, the city of Saratoga Springs didn’t even exist. What was once a small hot spring resort on the west side of Utah Lake, is now a booming city with a population of 37,000 and counting. So why do people want to live there? All-day everyday views of the Wasatch Mountain Range reflecting on Utah Lake is one. And though it's growing fast, it has a rural feel, even with the heavily populated Wasatch Front a few miles away. If you like this beautiful area, check out Eagle Mountain as well.

South Jordan

If you want to be in on the Wasatch Front action, look at South Jordan. This bedroom community of Salt Lake City has an equestrian park, the Jordan River Parkway and easy commuter train access. Residents love South Jordan for its family-friendly vibe and beautiful views of the Wasatch and Oquirrh Mountains. They have their fair share of new communities, like the popular Daybreak. Daybreak is a planned community with homes, shops, and their very own lake. Good news — Daybreak still has lots of empty lots for sale.

West Haven

Like the name suggests, West Haven is a rural sanctuary west of Ogden. Live in West Haven if you want to see the most beautiful mirrored sunsets over the perfectly flat Great Salt Lake. Bird watchers will be impressed by the annual migrations of geese, ducks and pelicans resting at the nearby wetlands. West Haven is close enough to I-15 for an easy commute to the bigger Wasatch Front cities, and has access to the FrontRunner commuter railway. If you can’t find your dream lot here, you might find one in the nearby city of Syracuse.

Tremonton

If these cities are too populous for you, look no further north than Tremonton. With a population of 8,000, Tremonton is a small farm town with green fields, blue skies and a clear view of Box Elder Peak. But you aren't too isolated. The populous Cache Valley is just around the corner, where jobs and restaurants are plentiful. The real reason you should build your home in Tremonton though? Crystal Hot Springs is only ten minutes away.
