Hello, this listing is for the Main Floor of an updated house which is 3bd/1ba with a sunroom. This rental includes shared garage space/parking/yard with myself, the owner, living in the basement which has a separate entry. Utilities are covered by a flat monthly payment of $150 with the rent. Prices have been stable for a while but if energy costs go up, this is meant to be adjustable. The rental has a modern kitchen with a good gas stove, and reverse osmosis water filter. The highlight of the house is the sunroom off the garage. The master is good size, approx 12x12, and all three bedrooms have decent closet space. The back yard is fully fenced and I am willing to allow dogs with my approval after meeting them. The internet is just under a gig/s and the routers are good mesh type so there will be good service for all in the house. The location here is fantastic; caddy-corner to the South Davis Rec Center, 3 blocks to costco/chipotle/other restaurants, 4 blocks to the freeway, and a great small neighborhood feel. The rental will not be furnished except a rug and couch in the sunroom that are too large to move into the basement with me. I am an engineer and do most of the maintenance on the house. Due to my living here as well, you can rest assured that I have a mutual interest in taking care of maintenance issues etc promptly and keeping the house in great condition. Counter to this though, the lawn is currently brown because of the importance of saving water in the wasatch. A great fit for anyone moving in here is a working, couple, or people who want to be roommates upstairs and are fine with a little bit of a community feel; seeing me in passing or in the backyard on the patio. For any interested for whom this matters, I am a veteran, not religious and LGBTQ friendly. I look forward to meeting you! The security deposit has a $200 non-refundable cleaning fee and the pet deposit is also non-refundable. I have also reduced the cost of the security deposit because I would like to ask people to obtain a PO Box for their mail at the very close Bountiful Post Office if at all possible. (I still receive a fair amount of mail from past residents prior to me buying this house).
