Each applicant over the age of 18 must complete an application and pay the $35.00 application fee. Photo Identification: Each applicant age 18 and over must provide current and government issued photo ID. Employment: At least two adult applicants must have full time employment in the same field or with the same employer for at least six months. Employment history will be verified. Exceptions can be discussed for recently graduated students, retired persons or a one income household with a strong history of income and employment. Exceptions may include an additional deposit or cosigner. Income Requirements: The combined income of all applicants must be three times the monthly rent. Rental History: Applicants must provide information for their current and immediately previous landlords and have a minimum of two years of verifiable rental history. Verifiable rental history for a period of at least 24 months, in which all the lease terms have been satisfactorily fulfilled, is required. Applicants with late or bounced payments, but an otherwise positive Landlord reference, may be approved with additional deposit. Credit History: All applicant’s credit must be in good standing with no bankruptcies in the last three years. All collection and past due accounts will be taken into consideration. Criminal History: Applicants will be asked to disclose any prior arrests, convictions or pending criminal actions. A criminal background check will be conducted. Persons who are listed on any sex offender list will not be considered. Numbers of Occupants: 2 persons/1 bedroom (+ 1 when an occupant is under 18). Please be aware that we abide by all county and city occupancy standards so please check with your local municipality before applying. Sub Leasing: Sub leasing or renting of rooms to family members or others is strictly prohibited and will result in immediate eviction and forfeiture of all rent and deposits. ALL additional adult or child occupants must be disclosed to the landlord before occupancy and complete an application with associated fees and background checks and if approved pay an additional rental amount.
