Unfurnished vs. furnished apartments: Which is better?

Why you might want a pad that comes with a couch, and when you might not.

Preparing to move into a place of your own can bring some big deficits to your bank account. There’s a deposit to put down and utilities to sign up for. And, you’ll probably want somewhere to sit down. Depending on your circumstances — and your bank account — you can choose between unfurnished and furnished apartments for rent. 

Why choose furnished?

If you already have your own table and chairs, you may not be in the market for a furnished apartment. But if you’re just starting out, or your housing is only temporary, you may appreciate having a place that comes with a couch and bed.

A college student or recent graduate, for example, will likely be moving multiple times in a few short years. If you’re relocating to a new state, or even to a new city, you may not be ready to put down roots just yet. For now, you’re just getting a feel for the city. Soon, you’ll move closer to a job or decide a different neighborhood is more your vibe.

Easy going

A major advantage of a furnished apartment is mobility. You just pack up a few boxes and cart them out to your car. In contrast, if you have furniture, you may need to rent a moving van. Also, large furniture is usually too awkward and heavy for one person to carry, which means you’ll need to round up some buddies to help you transfer it from place to place.

No purchase necessary

To own furniture, you’ll need to buy some (unless Aunt Erma donated her settee to you). And it can be expensive. In addition to cost, it also takes time to find pieces you like. 

If you’re not quite ready to settle down in a place — for a few years, at least — you don’t really need your own coffee table. And when you’re ready for a more permanent home, you may want nicer pieces than the particle board bookcase you could afford when you weren’t.

Moving into an unfurnished apartment means you can make it your own. You’re no longer at the mercy of someone else’s idea of a comfortable mattress. You can choose the fabrics, colors and styles you like. Just say no to boring brown!

Although you had to pay for your furniture, you’ll likely be shelling out less per month to rent an apartment to put it in. Most unfurnished digs have lower rent — 15 to 20% less.

Which apartment type is better for landlords?

As the property owner, you have the choice of offering unfurnished or furnished apartments for rent. There are advantages and disadvantages to both.

Lease time

Renters who opt for furnished apartments typically want shorter leases. They’ve just moved into the area, or they’ll be moving out within a few months. This means you’ll have the additional cost of listing and vetting potential tenants. 

However, a furnished apartment may rent more quickly than an unfurnished one. This is especially true in areas near college campuses, as well as city centers where business professionals may need short-term,  temporary lodging. As a result, you may have a steadier income from your rental.

If you offer furnished apartments for rent, you’ll pay for all the basics upfront, as well as upgrading furniture as it becomes worn.

While students and temporary renters appreciate a furnished place, the majority of renters are looking for an unfurnished apartment. Individuals and young families have their own belongings and want a place where they can settle in.

Deciding between an unfurnished and furnished apartment will depend on your plans. Furnished apartments are easy for renters to move in and out of. It’s a great option for temporary housing. Because of the convenience, rents tend to be a bit higher than unfurnished ones.

The majority of apartment rentals are unfurnished. Not only are rent prices a little less, but tenants can create a place that feels like home. As a result, they tend to stick around for a while.
