Hi! Thanks for checking out my rental unit on 9206 South Orange Bowl Court, Sandy, UT 84094 This unit is clean and ready for renters. This is a mid-row condo unit with 3 bedrooms (all on the top floor) with 2.5 Bathrooms (2 full bathrooms on the top floor and a 1/2 bathroom on the main floor). This home also has a basement living room. The kitchen has hardwood floors and an area for dining. This condo is 2306 square feet with a large 2 car attached garage. HOA Services are provided, but please note that the HOA can/does/and has the power to change or discontinue services which may become the tenants responsibility. I include this notice with all my rentals to be upfront. As of the time of this listing the HOA covers snow removal, and exterior yard maintenance. Since this home is in Sandy and in Utah, I recommend all tenants know that it is a good idea to have a snow shovel around just in case as the snow season and snow removal can be hit or miss depending on the snow year. Landlord covers HOA Fees and assessments, along with water, garbage, and sewer only. Tenant is responsible for gas/electric/and any other utilities not listed above in the "Landlord Covers section". Clothes washer and dryer onsite. Rent is $2495 per month with a $2495 deposit with $1495 being refundable. 1 year lease minimum, 2 year preferred. No pets, no smoking, and no short term rentals/subleasing. Please do not use the Zillow application form as I do not accept Zillow Applications at this time. A $40 online background check required to rent for anyone who is 18 years or older. Please contact me for the link to the background check. After link is provided you can follow the instructions and pay online securely. I do not accept money for background checks. It all must be done online per the emailed link from me that is provided per your request. Clean criminal record required. Credit score of 600+ required. Renters Insurance and policy # required. Please note that I am part of the Utah Rental Housing Association and part of the Midvale Good Landlord Program. I find it useful to let potential tenants know the layout of the house. With that in mind, the layout is as follows: Main Floor Layout: The Front Door leads to the kitchen/dining area and 1/2 bathroom. The garage door entry also leads to this area as well. There is also a sliding screen door that leads to a small patio in the front of the house in this main level area. Basement Layout: The basement has a living room area and then some area for limited storage. The water heater and furnace is located in this area as well. Top Floor/Upstairs Layout: Upstairs features the Primary bedroom with a walk in closet, full bathtub, shower, and separate area for the toilet. Upstairs also features 2 additional bedrooms with closets and a full bathroom. Finally, upstairs also has the laundry room. Previous tenant had a SimplySafe Security system installed.
