1. If pets are allowed at the premises, a maximum of 2 pets are allowed and restricted to dogs and cats only under an adult weight of 50
lbs. If a pet weighing more than 50 lbs is approved it will count as two animals and be required to pay 2 deposits and 2 monthly pet
fees.
2. A pet fee of $500 will be assessed per pet. Additionally, a monthly pet rent of $49 per pet will be paid by Residents. The monthly pet
rent will cease upon acceptable proof the pet has been permanently removed from the premises.
3. Animals will not be allowed out of the dwelling unit except when on a leash or when being carried by Residents. Animals are not
allowed to be left on the balcony, patio, or in the yard for extended periods of time or unsupervised. A fine of $100 will be assessed for
all off-leash animals.
4. Animals will not be chained or tied in any way to the exterior of the building. A fine of $100 will be assessed for this violation.
5. Residents are responsible to clean up animal waste and dispose of it immediately. Animal owners are expected to carry scoopers/trash
bags when walking their animal in the community. A fine of $500 will be assessed for this violation.
6. Kitty litter or other waste collecting material is to be stored in a waterproof container and placed on a non-carpeted floor. It is to be
changed regularly. It is to be bagged and disposed of in an outdoor trash can. It is never to be flushed down the toilet.
7. Animals will not be allowed to make noise or engage in threatening conduct which might disturb other Residents, Owner/Agent,
guests, or other pets/assistance animals.
8. Residents will immediately notify Owner/Agent of any personal injury or property damage caused by the animal(s).
9. Any damage attributed to the animal(s) will be paid for promptly by Residents.
10. Any additional animals or any change to any of the animals will require a new application.
11. Animals are not allowed on the landscaping or grassy areas unless marked as a pet relief area or a dog run.
12. Patios are to be kept clean from animal waste.
13. Because of health regulations, non-Service Animals are not permitted in common areas such as: the pool area, laundry rooms,
clubhouse, playground, etc.
14. Landlord is not responsible for making repairs while an animal is present at the Leased Premises.
15. A fee of $250 may be assessed for flea spraying in the Leased Premises that has contained an animal.
16. The Animal must be in good health. An annual clean bill of health is required from a licensed veterinarian.
17. Restricted dog breeds: Pit Bulls, Rottweilers, Presa Canario, German Shepherds, Dobermans, Chow Chows, St. Bernards, Great Danes,
Akitas, Terriers (Staffordshire), Wolf Breeds, American Bull Dog, Karelian Bear Dog, Malamutes, Belgian Malinois, Any hybrid or

mixed breed of one of the aforementioned breeds.
18. Restricted Animals: All poisonous, wild, or exotic animals, including, but not limited to ferrets, swine, porcupines, skunks, raccoons,
squirrels, and birds.
19. No aquariums greater than 10 gallons.
20. "Animal Visitations" are limited to Service Animals.
