** Available March 24th ** This is a beautifully maintained townhome in Saratoga Springs (close to Lehi border) near many businesses and restaurants, less than 30 minutes to either Provo or Salt Lake City. Upstairs has 3 bedrooms, 2 bathrooms and a laundry room (electric hookups). (Master bedroom has a balcony.) Downstairs is an unfinished basement - great for storage or extra play space. There is a deep one car garage. Rent includes HOA fees, which covers all lawn care, snow removal, maintenance on public areas, etc... You will pay any utilities not covered by HOA fees (such as gas, electricity and phone). We replaced the carpets and put new tile in the master bathroom recently, and the current tenants have taken great care of the home. We love this neighborhood and area, and as landlords we live about five minutes away and are easy to contact for quick help with any issues. We run a credit, background and eviction check on all applicants, and charge a $40 application fee to cover those. We begin with a twelve month lease for all new renters. At the end of 12 months, we move to a month to month lease that just requires 30 days notice when you are ready to move. We allow pets on a case by case basis and charge a monthly pet rent. (Usually $50 per animal.) Some breeds of dog might be declined, and having a landlord reference from someone who has rented to you with your pet is very helpful as we decide. We also charge a fully refundable pet deposit (usually $500) in case of additional damage from an animal.
