This is not undergraduate student housing nor is this place suitable for first-time renters. 3 unfurnished private bedrooms for month-to-month rent, with shared or private bath depending on the bedroom. Prices are $500, $550, and $600 per month depending on which bedroom, plus utilities. Security deposit is equal to 1 month's rent and is refundable. Utilities for each tenant are capped at 25% of the total bill regardless of the number of residents (4 max). This way the time I spend finding good roommates doesn’t result in you paying a bigger share of utility costs. Built in 2004, very social neighborhood close to Bicentennial Park. 5 minutes from I-15, ~10 minutes from BYU campus. This home is smoke, drugs, and alcohol-free. No pets or other animals. 1 dedicated parking spot and street parking available. Amenities include the following: - Washer / dryer on-site - Large kitchen and dining table - Large closets - Google Fiber gigabit internet with strong, fast Wi-Fi + CAT6 Ethernet connections in each room. - Stainless steel appliances - 65" TV with 5-channel surround sound - Propane grill - Gas fireplace - A live-in landlord (me) who has only this one property to take care of and is very responsive to maintenance needs and tenant concerns. Requirements for prospective tenants: - Clean living habits (i.e. clean up after yourself, leave no messes or dirty dishes, help keep house clean, be respectful of boundaries and property belonging to landlord and other tenants). - At least 5 years of rental or home ownership history with a perfect record of on-time rent / mortgage payments. - Have a legally registered vehicle in good working order. - Stable income - Good credit score and a clean criminal record. You must be able to pass credit and criminal background checks. - The background check costs $60 and the screening process generally takes up to a week in most cases. If that goes well and you end up moving in, then your background check fee is credited toward your first month’s rent. - In this house we love the USA and the Constitution, and we know that all lives matter. If you fully understand the absurd political controversy that currently surrounds this kind of thinking, and you unashamedly share this perspective, then I’d love to hear from you. - Since we’re in Utah, I do need to stress this point: your religious affiliation or lack thereof is irrelevant to me; I am not Mormon and have no interest in changing that. I only care that you’re a solid good guy with good values, that you have a good head on your shoulders, that you respect boundaries and are a good fit here. Because I own the place and live here, the lease agreement package includes both a standard monthly rental contract and also what’s essentially a roommate agreement with comprehensive information, rules, and expectations for living here. As such, it’s rather longer than most rental contracts. Therefore as an incentive to read through the entire lease agreement: if you meet the requirements, vibe well with me, and end up moving in, then your third month’s rent will be free.
