This is neither coed nor undergraduate student housing, nor is this place suitable for first-time renters. One unfurnished private bedroom and bath for month-to-month rent. Rent is $600 per month plus utilities. Security deposit is equal to 1 month's rent and is refundable. Utilities for each tenant are capped at 1/3 of the monthly total regardless of the number of residents (3 max). This way the time I spend finding good roommates doesn’t result in you paying a bigger chunk of the utilities. Built in 2004, very social and nice neighborhood close to Bicentennial Park. 5 minutes from I-15, ~10 minutes from BYU campus. This home is smoke, drugs, and alcohol-free. No pets or other animals. 1 dedicated parking spot and street parking available. Amenities include the following: - Washer / dryer on-site - Large kitchen and dining table - Large closets - Google Fiber gigabit internet with strong, fast Wi-Fi + CAT6 Ethernet connections in each room. - Stainless steel appliances - 65" TV with 5-channel surround sound - Propane grill - Gas fireplace - A live-in landlord who has only this one property to take care of and is very responsive to maintenance needs and tenant concerns. Qualifications and requirements for prospective tenants: - Must be a U.S. citizen - Clean living habits (i.e. clean up after yourself, leave no messes or dirty dishes, help keep house clean, be respectful of boundaries and property belonging to landlord and other tenants). - At least 3 years of rental or home ownership history with a perfect record of on-time rent / mortgage payments, including during COVID. - Have a legally registered vehicle in good working order. - Stable income - Must have or obtain renter’s insurance before moving in (it's very inexpensive). - Good credit score and a clean criminal record. You must be able to pass credit, criminal, and eviction background checks. - The background check costs $61 and the screening process generally takes up to a week in most cases. If that goes well and you end up moving in, then your background check fee is credited toward your first month’s rent. - In this house we love the USA and the Constitution, and we know that all lives matter. If you fully understand the absurd political controversy that ever surrounded this kind of thinking, and you unashamedly share our perspective, then I’d love to hear from you. - Since we’re in Utah, I do need to stress this point: your religious affiliation or lack thereof is irrelevant to me; I myself am not Mormon. I only care that you’re a solid good guy who’s trustworthy, financially reliable, and fun to be around, with good values, a good head on your shoulders, a proper respect for boundaries, and that you’d be a good fit here and vibe well with me. Because I own the place and live here, I'm much more interested in social and political compatibility with my tenants/roommates than I am in maximizing my rental income by renting rooms to the first person who asks. Therefore the contract document is longer than most (# of pages), with comprehensive information, rules, and expectations for living here (including some of my own house rules, such as not wearing shoes inside).
