Please read through the entire listing before contacting me, this will save us both time and effort, and it'll be easy to tell if you didn't. *The address given in this listing is approximate (I live near Bicentennial Park in South Provo). The exact address will be given when a showing is scheduled. Live-in male owner (me) seeking upstanding, clean, self-sufficient male roommates (military, professionals, and graduate students all ok). This is neither coed nor undergraduate student housing, nor is this place suitable for first-time renters. 2 unfurnished private bedrooms with shared bath for month-to-month rent. Prices are $550 and $600 per month depending on which bedroom, plus utilities. Security deposit is equal to 1 month's rent and is refundable. Utilities for each tenant are capped at 25% of the monthly total regardless of the number of residents (4 max). This way the time I spend finding good roommates doesn’t result in you paying a bigger share of utility costs. Built in 2004, very social and nice neighborhood close to Bicentennial Park. 5 minutes from I-15, ~10 minutes from BYU campus. This home is smoke, drugs, and alcohol-free. No pets or other animals. 1 dedicated parking spot and street parking available. Amenities include the following: - Washer / dryer on-site - Large kitchen and dining table - Large closets - Google Fiber gigabit internet with strong, fast Wi-Fi + CAT6 Ethernet connections in each room. - Stainless steel appliances - 65" TV with 5-channel surround sound - Propane grill - Gas fireplace - A live-in landlord who has only this one property to take care of and is very responsive to maintenance needs and tenant concerns. Qualifications and requirements for prospective tenants: - Must be a U.S. citizen - Clean living habits (i.e. clean up after yourself, leave no messes or dirty dishes, help keep house clean, be respectful of boundaries and property belonging to landlord and other tenants). - At least 3 years of rental or home ownership history with a perfect record of on-time rent / mortgage payments, including during COVID. - Have a legally registered vehicle in good working order. - Stable income - Must have or obtain renter’s insurance before moving in. - Good credit score and a clean criminal record. You must be able to pass credit, criminal, and eviction background checks. - The background check costs $60 and the screening process generally takes up to a week in most cases. If that goes well and you end up moving in, then your background check fee is credited toward your first month’s rent. - In this house we love the USA and the Constitution, and we know that all lives matter. If you fully understand the absurd political controversy that ever surrounded this kind of thinking, and you unashamedly share our perspective, then I’d love to hear from you. - Since we’re in Utah, I do need to stress this point: your religious affiliation or lack thereof is irrelevant to me; I myself am not Mormon. I only care that you’re a solid good guy who’s trustworthy and financially reliable, with good values, a good head on your shoulders, a proper respect for boundaries, and that you’d be a good fit here and vibe well with me. Because I own the place and live here, the lease agreement package includes both a standard monthly rental contract and also what’s essentially a roommate agreement with comprehensive information, rules, and expectations for living here (including some of my own house rules, such as not wearing shoes inside). As such, the document is rather longer than most rental contracts. Therefore as an incentive to read through the entire lease agreement: if you meet the requirements, we get on well, and you end up moving in, then your sixth month’s rent will be free.
