*Under Contract* This is a great little home in an amazing location for a young family: the most friendly neighborhood you'll ever find, close to great elementary school in Chinese immersion district, fun backyard that's fully enclosed, and close enough to the interstate and airport that you can go wherever you want to really easily. We've lived here for 7 years now, and put the bulk of our home improvement time and money into the backyard to make it a fun place for our young kids and it is a great place to spend a summer evening with friends. The interior is comfortable, but there are definitely things we have wanted to update. We were planning to do those this year after finishing the yard, but our family is outgrowing the space and when something nearby popped up that fit our needs better, we took that option instead and bought a different place. Favorite things about the house: - The backyard. It's comfortable, fun, has a great view, and is very private feeling due to how the lots line up in on this particular corner. Trampoline has a net, dug into the ground, and has a misting system to make it useable in the summer. It's awesome up there with the view! (it was about $80,000 all in – google maps has it showing during its “dead” years) - The view from the inside and west patio area is phenomenal in the evenings (that's what sold us on the house), and you can see fireworks all over the valley on the right holiday evenings. - Proximity to transportation, without feeling right on the freeway or downtown. - Proximity to hiking behind us on the mountain. - Walkable neighborhood with the nicest neighbors in the state. - Great school in walking distance. - Very close to shopping/grocery. - Brand new solid oak stairs. They were originally painted white and black, and looked great, but the black stairs were awfully good at showcasing dust and pet hair, so we turned them all natural oak, and it looked good. But bare wood stairs are dangerous to kids and pets (hard lessons), so we put a stair runner on it as a stop gap. We wanted to do a nice-looking style, but then we learned we were moving, so we got a neutral grey. It’ll be easy to change out the runner to suit someone else’s taste – just remove the carpet and have them install (or DIY) the runner or your own dreams/tastes. - Brand new fireplace insert – woodburning fireplace was never used, and drafty, and this year we put in a $7,000 gas insert. It looks great, and feels amazing on a cold day. - Roof was replaced entirely in 2020 after windstorm. - Water heater/expansion tank replaced 2020. - New front door and door entering the house from the garage. - Has a master bathroom, which seemed to be hard to find in this size home. - installing new white quartz kitchen countertops to replace the concrete. Things I don't like about the house and didn’t think about when I looked at it, but would have been nice to know if some kindly and overly honest homeowner was willing to point out on their own available - message me and I'll send that list. KSL doesn't allow that many characters. :) :Finally: I don’t need a realtor to help me sell, so if you’re wanting to represent me, I have someone I will use if I need a realtor. This listing isn’t perfect, but at least it was written with the help of AI (average intelligence, not the artificial kind). The photos aren’t perfect but they’re real (and I can will get new ones when we move out and clear our stuff out). If you want to buy the house, and you don’t want to use a realtor but you’re scared to do it without one, I can show you how to do it easily (we just did it). If you do want to use a buyer’s agent, that’s also fine but realize that the price will have to go up by 3% to cover their commission, or I won’t pay their commission and the buyer will be on the hook for it. If I was to use a seller agent, and a buyer’s agent, this house would list for $590ish based on what’s selling in the area currently. Sad, but true. My listing reflects a 6% discount to exclude the realtors’ fees. We won’t be moving out until the first/middle of June, 2025. We are not in a hurry to sell and don’t need to sell this to move. We are listing this a bit prematurely so that maybe someone who is looking now will have a few more options.
