Whether you’re the person seeking reliable tenants or the one searching for a place to live, the Tenant Screening feature on KSL Homes can help you find what you’re looking for. This optional formal screening process helps owners and renters determine if they will be a good fit, which means you can both be happy with your new living situation.
When you create a rental listing, you can opt in to use Tenant Screening on KSL Homes. We partner with the credit reporting agency SimpliVerified to run a credit and background check on potential tenants.
If you choose the Tenant Screening option, your listing will include a Get Screened button. Prospective tenants simply tap the button to start the screening process. They’ll be asked some basic questions, then grant permission to conduct a credit and background check.
When you tap the Get Screened button on a listing, you’ll be asked a few preliminary questions.
You’ll then be asked to consent to a credit and background check; there is a $50 fee for the initial tenant screening. You can then use the same application and credit check for any rental listing on KSL Homes for up to 60 days. Just tap the Send Screening button on listings within that time frame.
Unlike a credit check for a loan, this is considered a soft inquiry and shouldn’t affect your credit score. Rest assured that no sensitive information, such as your SSN, will be shared with homeowners.

Typically within 24 hours, although usually only a few minutes, the results of the credit and background check will be sent to the property owner as a scorecard summary. Based on the applicant’s credit history, the report will suggest their eviction risk level — how likely they are to be delinquent with rent payments. It also reports their rent-to-income ratio.

Managers of multiple properties may need a more detailed report in order to comply with regulations. They may opt for a paid plan with KSL. Immaterial personal information will still be redacted when possible. The report will include:
